Tell us about your home and land

Share what you know — “not sure” is a fine answer. Jonathan or his assistant will follow up.

* indicates required fields

Phone or email — at least one, whichever you prefer.

Sending this starts the conversation — it doesn’t create an automatic offer. Jonathan or his assistant will reach out to learn about your home and situation, then put together options and an offer that fits.

We'd love to hear from you if…

  • You own a single-wide or double-wide that sits on its own lot or acreage
  • The home has been vacant for years, was damaged and never repaired, or is abandoned
  • You inherited the home and land, or several family members share it
  • The title is lost, still in a late owner's name, or you're not sure how the home is titled
  • You're behind on property taxes, or you live out of town and can't keep up with the place

There's no judgment here. Lots of homes sit empty for a long time — after a parent passes, after a move, or when repairs just became too much. The home's condition doesn't scare us.

Title questions we see often

How a mobile home is titled decides the paperwork. Here is how it generally works in North Carolina, and which office to call:

Title lost or missing

A titled home is handled through NCDMV, which can usually issue a duplicate to the owner of record.

Title in a late owner's name

Estates go through the Clerk of Superior Court in the county, and NCDMV has forms for transferring a titled home.

Home taxed with the land

If the title was surrendered and the home became part of the real estate, it generally transfers with the deed, recorded at the Register of Deeds.

This is general information, not legal or tax advice. An attorney can tell you what applies to your home, and a CPA can help with taxes — we know good local ones and are glad to connect you.

The land matters too

Because we buy the home and land together, we also look at the lot: county water or a well, septic or sewer, road access, zoning and flood zone. Don't know the answers? That's okay — we can look them up together. See what makes a good lot.

How it works

  1. Tell us about the home and land

The address or parcel ID, roughly what shape the home is in, and anything you know about the title. Rough details are fine.

  2. We listen and look together

Jonathan learns what you’re hoping for and looks at the home, the lot, the water and septic. No pressure and no obligation.

  3. Your options, side by side

Sell the home and land as-is to Jonathan, talk about seller financing, or list them with Jonathan as your broker. If he is the buyer, his broker status is disclosed in writing.

  4. Close on your schedule

If a path makes sense, a local closing attorney handles the closing on a date that works for you.

Frequently asked questions

Do you buy mobile homes in any condition?

Yes. Lived in, vacant for years, storm- or water-damaged, missing pieces, or really just taking up space on the lot. We buy the home together with the land it sits on.

Can I sell my mobile home without a title in NC?

Often there is a way forward, but it depends on how the home is titled. A lost title can usually be replaced through NCDMV. If the title was surrendered and the home is taxed with the land, it generally transfers with the deed. An attorney can confirm what applies to your home.

The home is still in my late parent’s name. What do I need?

Usually some estate paperwork first. The Clerk of Superior Court in the county handles estates, and NCDMV has its own forms for transferring a titled home. An estate attorney can explain the steps for your family. We are patient and glad to wait while that gets sorted.

I owe back taxes on the home or land. Can I still sell?

Often, yes. Taxes owed are commonly paid from the sale proceeds at closing. The county tax office can tell you what is owed. We do not give tax advice, so please check with a CPA about your own situation.

Do you buy older homes, including ones built before 1976?

Yes, we are glad to talk about older homes on their own land. The land, water and septic often matter as much as the home.

What if the home should really be torn down?

That is fine. Leave it as it is. Whether the home gets fixed up or replaced is our job to figure out, not yours.

Do you buy homes in mobile home parks?

We focus on homes that sit on their own land, so a single home in a park usually isn’t a fit for us. Give us a call anyway and we will gladly point you in a helpful direction. If you own the whole park, see selling a mobile home park.

Can you list my home and land instead?

Yes. Jonathan Swanson is a licensed NC real estate broker (License #231105-NC) with Sea Gate Realty, Inc. and can list the home and land on the MLS.

Does it cost anything to talk?

No. There is no cost and no obligation to talk with us or to hear your options.
